Whether you're selling or buying it pays to be represented by a company with experience. We have decades of experience from our agents in the Charleston area. With our extensive knowledge of real estate through our appraisal experience, we bring a unique ability to understand the important issues from all sides.

We are truthful and honest and will advise you candidly through the many problems you might encounter in commercial brokerage. We are not just in this business for a fee, we are in the business for a reputation.

As Realtors and members of the Kanawha Valley Multiple Listing Service any home listed with us immediatly becomes exposed to the hundreds of other Realtors in our marketing area through our local Multiple Listing Service (MLS). Your home will also be listed in the national market through the National Association of Realtors' Link - Realtor.com.

We don't stop there, we're able to offer increased exposure of your property on our own web page under Our Inventory and we also our proud to present our listings within the top web site for community information and real estate listings in Charleston, West Virginia. We offer more ways of exposing your home in the local real estate market than most other firms.

In addition, our discount brokerage services will attract buyers to our listings and allow for properties to sell faster and for less money!

Real Estate brokerage commissions are customarily divided equally between the listing agency and the selling agency. Depending on the level of sales assistance you desire or expect in marketing your property, you may want to consider our "Discount Brokerage Program".

We are in the process of developing discounted brokerage services for real estate transactions. Lower commissions allow for lower sales prices. Lower prices reduce the costs and additional value is passed onto everyone. Typically these savings can run from a thousand dollars to tens of thousands, depending upon your level of participation in our program and the value of your property.

Buyers are always trying to obtain maximum value for a minimum price. Around 1991, Donny Mueller chaired the Strategic Planning Committee for the Kanawha Valley Board of Realtors. As its chairman, he questioned the traditional representation within the local real estate market. Back then, buyers were not represented in the transactions as clients, but only as customers. This created a false agency between potential buyers and real estate agents who worked for the seller.

He insisted that buyers brokerage be available in the Kanawha Valley Mutiple Listing Service and was able to obtain funding for various studies and focus groups to be commissioned by his committee. The Arnold Agency was contracted to have several seminars to interview buyers and their perceptions of the representation within the transactions. It was clear from these focus group meetings that buyers wanted more representation in real estate transactions.

This was the beginning of buyers brokerage in the Kanawha Valley.

We believe the most effective way to allow buyers to be properly represented is to represent the buyer - and the buyer alone. This allows for "client status" to the buyer.

There are many instances where one can honestly represent both sides of a sale. However, when we represent only the buyer we're able to offer advise gained from our previous experiences with apprasials and home construction - finding strengths while representing you the buyer, to be critical and voice what we see honestly as the weaknesses and defiencies. Often the best advise on buying a home can be recommending another one. Don't find out too late about potential problems when purchasing real estate. Chose a firm that you feel has the proper experience, background and knowledge.
