REAL ESTATE BROKER: As real estate broker, manage office, overseeing real estate transactions and selling real estate owned by others. Obtain agreements from property owners to place properties for sale with real estate firms. Monitor fulfillment of purchase contract terms. Compare property with similar properties that have recently sold, in order to determine its competitive market price. Act as intermediary in negotiations between buyers and sellers. Determine and certify eligibility of prospective tenants, following government regulations. Prepare detailed budgets and financial reports for properties.

- South High St. Bridge Replacement, State of WV/Federal project, Morgantown, WV (2001): Provided expert testimony supporting government position of less than $10K damages for temporary construction easements versus over $750K claimed by property owner, a commercial property with a CVS Pharmacy and Little Caesars' Pizza. Based on testimony of proper appraisal procedures, including lack of proof that ramp from original bridge to property was legal, jury upheld findings.

- Inspected and appraised properties for governmental entities by following eminent domain procedures per federal and/or state guidelines, subject to review. Produced extensive research and data books along with professional narrative appraisal reports:


-- WV Department of Transportation (DOT) - Over 30 small bridge replacement projects: For each project, appraised 4-6 parcels for total and partial takes, temporary construction and ponding and permanent drainage easements.


-- Montrose Road/MD Route 189/Seven Locks Rd., Montgomery County, MD (2007): Appraised project "as if available in 1986" since Outer Circumferential Freeway was not built and owner wanted to buy parcel back. Found and used 10 comparable sales for property valued at over $7M.


-- Greater Portsmouth Bypass, Ohio DOT project, Scioto County, OH (2006): Appraised 20 parcels, including residential, modular and multi-family homes, large acreage properties and modular home manufacturing facility for construction of new, over $50M four-lane controlled access right of way. Produced reports for over 45 sales with no challenges.


-- Shawnee Parkway, I-77 Odd Road and Ghent Exit, WV / Federal project, Ghent, WV (2005): Appraised 40 parcels, including residential, modular and multi-family homes, large acreage properties and modular home manufacturing facility for construction of new, over $50M non-controlled access right of way for 2.14 miles of roadway. Produced reports for 50 sales with no challenges.


-- US Route 35/I-64 Interchange, WV / Federal project - part of new access to Gallipolis, OH (2002-3): Appraised 46 parcels, including single and multi-family homes, commercial properties, large acreage parcels and pet cemetery for construction of new, over $50M four-lane controlled access right of way for 1.80 miles of roadway.
